Overview

Our Taxation Service is a specialist division within the organisation that provides capital allowances and tax planning advice for property transactions across all business sectors. The tax team is lead by specialists drawn from the Big 4 accountancy firms with dual expertise and extensive experience in both tax accounting and quantity surveying.

There are a broad range of capital allowances and other tax reliefs available against most commercial property transactions. Our services range from tax planning advice at the inception of projects through to the preparation of detailed capital allowances reports, claims and elections and subsequent negotiations and agreements with HM Revenue & Customs (HMRC).

Claims are prepared using methodologies and formats now familiar to HMRC. This approach together with our up to date legislative knowledge and excellent working relationship with HMRC often obviates the need for protracted enquiries and results in the successful, timely and cost efficient agreement of our Clients claims.

Services

  • Property Portfolio and Historical Claim Audit
    A complete examination of property portfolios ensuring that all available allowances and reliefs are claimed and safeguarded. Any shortfalls in potential claims that have, for example, been missed or moved into trusts and funds without election are examined on a case-by-case basis to ensure that entire portfolios are as tax efficient as possible.
  • Construction Expenditure Analysis
    Preparation and agreement of detailed capital allowances claims for larger and more complex new build, fit out and refurbishment projects ensuring that maximised claims are secured for our Clients.
  • Sample Analysis
    For large portfolios whereby the nature of the investments means it is most efficient to prepare a statistically valid sample of the level of allowances available on a percentage basis and agreement of that percentage with the HMRC.
  • Pro-formas
    Preparation of pro-forma documentation for Clients with ongoing refurbishment, maintenance and build programmes whose claims are prepared in-house. Staff training and updates to pro-formas in line with current legislation and case law is also provided.
  • Planning and Design Audits
    By working alongside fellow construction professionals within the organisation, Rider Levett Bucknall can advise at project feasibility stage on the best design options to ensure that capital allowances are maximised without detriment to a project's commercial viability. This approach has, in some cases, enhanced the level of capital allowances available for property developments by 5% to 15%.
  • Land Remediation Relief
    Available to both investors and developers we advise on eligibility and compile detailed analyses and claims for this most valuable and relatively new form of tax relief, ensuring all relevant expenditure is captured and claims maximised.
  • Business Premises Renovation Allowances
    Identification of qualifying commercial developments and detailed tax analysis of the expenditure incurred to convert, renovate and repair premises to bring them back into a qualifying business use.
  • Enhanced Capital Allowances
    Advice and identification of plant and machinery qualifying for enhanced, first year allowances due to their energy saving, low emissions or water conservation qualities in accordance with the Energy Technology List. Adoption of qualifying items of plant and machinery may also improve BREEAM ratings.
